It is always prudent to hire an independent expert/RE agent early to handle due diligence: they search the Land Registry for any mortgages or liens (securing waivers if needed), check building permits for new developments, and verify zoning or utilities for land. This step uncovers hidden issues like seller debts, giving you peace of mind before committing.
Next, seal the deal temporarily with a reservation agreement and a small deposit of 1-2% (typically €5,000-€10,000). This takes the property off the market, buying time to draft the final sales contract while you negotiate payment terms securely.
